Window Cleaning in Merrifield, Virginia

Most Merrifield homes benefit from two cleanings a year, timed around the spring pollen release from oak and sweetgum trees (typically April) and again in fall once sap and summer grime have accumulated. Properties under heavy tree canopy near Mosaic District or older streets off Gallows Road may need a mid-summer touch-up if sap buildup is heavy.

We remove them. Fairfax Water's supply runs moderately hard, and mineral deposits from sprinkler overspray or roof runoff bond to glass in a way standard soap-and-squeegee cleaning won't touch. We use a hard-water-specific treatment that breaks down the calcium and magnesium buildup at the surface, not a film that hides it temporarily.

Both, every time. Screens accumulate pollen and pollen-bound grit that a hose alone won't clear, and window tracks pack with debris that interferes with proper sealing and operation. We treat glass, screens, and tracks as one job, not three separate upsells. Our crews work Merrifield regularly, so scheduling is usually available within the week outside the spring rush — and every visit ends with before-and-after photos of the finished work.

Yes. Sweetgum and oak sap hardens quickly once it hits sun-warmed glass, and it needs a different approach than pollen film or water spots. Our process is built to identify what's actually on the glass and treat it accordingly, rather than running one generic solution over every surface.

Yes. We assess window type and existing coatings before starting and adjust our method accordingly so tinting, low-E coatings, and seals aren't compromised. If a property has specialty glass, we say so upfront rather than treating every window identically. Exterior window cleaning starts at $10 per exterior window including screens and sills, with a $250 minimum — a typical 25-window colonial starts around $250. Bundling with house washing saves on both. Quotes are written and line-item. Palladians, transoms, and true divided-light windows quote a touch higher for the detail time — the walkthrough counts every pane so the quote is exact. Serving Merrifield and all of Fairfax County.
